What is real estate crowdlending?
You lend money. You earn interest. Bricks secure the debt.
Real estate crowdlending is a collective funding model in which many individuals lend capital to a property developer to build, finish or acquire a real estate asset. In exchange, the developer pays periodic interest and returns the principal at maturity, typically 12 to 36 months later.
Unlike equity crowdfunding, in crowdlending you do not buy a slice of the property: you sign a loan agreement with a mortgage guarantee. If the developer defaults, the mortgage registered at the Property Registry backs your investment.
In Ecuador, this model lets a professional in Loja or a family in Ambato take part in the same projects that used to be reserved for banks and large funds. Ecaterran vets every developer, has each property appraised by ICRE-certified surveyors, and publishes the full dossier before opening the funding round.

Investing in real estate crowdlending is not guaranteed by the COSEDE deposit insurance nor by any state fund. The main risks are: construction delays, decrease in the value of the collateral, developer default and lack of liquidity (you cannot sell your loan before maturity, except through the secondary market when available). Always diversify across projects and never lend money you may need in the short term.

What is the minimum amount to lend?+
The minimum is USD 50 per project. We do not charge entry or maintenance fees.
What happens if the developer fails to pay?+
We enforce the mortgage guarantee through the Ecuadorian civil courts. Proceeds from the auction are distributed to lenders in proportion to their participation.
Do I have to report yields to the SRI?+
Yes. Interest earned is taxable income under the Income Tax Law. Ecaterran withholds 2% at source and issues electronic receipts under the Ecuadorian sales-receipts regulation.
Can I withdraw my capital before maturity?+
Loans are not liquid. However, during 2026 we are building a secondary market inside the platform so you can transfer your contract to another registered investor.
Do you accept foreign investors?+
Yes, we accept natural persons resident in Ecuador and foreigners with a valid passport, provided they pass our KYC and source-of-funds process.
